Commercial carpets pick up everything: foot traffic, food, ink, coffee, dust. Our carpet cleaning teams use truck-mounted and portable hot-water extraction systems matched to fibre type and soiling level. Where heat-and-moisture isn’t suitable, we run dry-cleaning encapsulation instead.

Every carpet job starts with an assessment, fibre type, soiling profile, colour-fastness check, and finishes with a documented record. Routine maintenance programmes are available for clients who’d rather budget periodic refreshes than fund reactive emergency cleans.

Our process

How we deliver commercial carpet cleaning

Commercial carpets fail one of two ways: ground-in soil and tea-spill marks. We treat them like a planned maintenance asset, not a quick blast every couple of years, through four documented stages.

Inspection & test patch

Fibre identification (wool, nylon, polypropylene), backing check, soiling assessment and test patch in a discreet area to confirm the right chemistry.

Pre-treatment

Vacuum, traffic-lane pre-spray, stain pre-treatment and gentle agitation. We lift the worst of the soil before water touches the carpet, which is what gives a result that lasts.

Hot-water extraction

Truck-mount or portable hot-water extraction (or low-moisture encapsulation where dry-time matters), with controlled temperature and rinse to leave no residue.

Dry, inspect & schedule

Air movers deployed for faster dry, final walk-round, defects logged, and the next planned clean scheduled into your maintenance cycle.

FAQs

Carpet cleaning, common questions

How often should office carpets be deep-cleaned?

Most offices benefit from a deep extraction every 12 months, with encapsulation maintenance every 3-6 months for traffic lanes. High-footfall environments (receptions, lifts, corridors) often move to quarterly maintenance.

How long until the carpet is dry?

Hot-water extraction typically gives a 2-6 hour dry, depending on humidity, air movement and pile depth. Low-moisture encapsulation dries in 30-60 minutes. We can deploy air movers to accelerate dry where it matters.

Can you remove old or set-in stains?

Most can be lifted or significantly reduced. Coffee, ink, blood, vomit and food stains usually respond well. We test in a discreet area first and won’t guarantee a result without a test patch.

Can you work out of hours?

Yes. Most commercial carpet cleans are scheduled overnight, at weekends or during planned shutdowns, with the building handed back ready for first arrivals the next morning.

Can this be bundled with our daily cleaning contract?

Yes. Carpet cleaning is normally bundled into a daily cleaning contract on a documented periodic frequency, with no separate mobilisation fee and one consolidated invoice schedule.
