Whether it’s quarterly external cleans for a council building, weekly retail-front cleans, or routine work on a commercial HQ, our window teams use the right kit for the height, from squeegee-and-bucket through reach-and-wash to MEWP-mounted access.

Every window contract is risk-assessed, insured to relevant levels, and scheduled around your operating windows. We work in occupied buildings without disrupting your day, and we provide periodic photographic records for compliance-led clients.

Our process

How we deliver a window cleaning programme

Window cleaning is the quiet detail every visitor notices. We deliver it on a documented frequency with the right access method for the building, in four documented stages.

Site survey & access plan

We walk the building, identify access constraints, frame types and reach routes, then choose the right access method (water-fed pole, MEWP or ladder where safe) on engineering grounds.

RAMS & programme sign-off

RAMS, COSHH and insurance documentation signed off, frequencies agreed (typically four-weekly, six-weekly or quarterly), with cleaning scheduled to minimise disruption to occupants.

Live cleaning cycle

Water-fed pole for the majority of external commercial glazing, MEWP where reach poles can’t reach, ladders only where genuinely safe. Internal glazing scheduled around your occupancy.

Report & forward schedule

Per-visit completion records, defects flagged (broken seals, failed frames, blocked weep holes) and the next twelve months of cleans scheduled in advance.

Window cleaning, common questions

How often should commercial windows be cleaned?

For most offices we recommend external cleans every four to six weeks and a full internal clean every quarter. Higher-spec or visitor-facing buildings often move to a more frequent cycle, agreed at site survey.

What access methods do you use?

Water-fed pole for the majority of external commercial glazing, MEWP where reach poles can’t reach (atria, courtyards, set-back facades), and ladders only where conditions are genuinely safe. Access method is chosen at survey on engineering grounds, then documented in the RAMS.

What building heights do you cover?

We cover standard commercial buildings, typically up to around six storeys via water-fed pole, with MEWPs deployed where access requires. We don’t undertake skyscraper or abseil-style window cleaning, the buildings we look after are the offices, schools and public buildings most organisations operate from.

Do you provide insurance and method statements for tenders?

Yes. We can provide RAMS, COSHH, insurance certificates, operative competence records and a method statement specific to your building, suitable for tender or framework submission.

Can window cleaning be bundled with cladding or facade cleans?

Yes. Many clients combine routine window cleaning with annual or biennial cladding washes under a single contract, which reduces mobilisation cost and improves the building’s overall appearance cycle.
